It is the question I get most. The honest answer: it depends on the building, the floor and the view. But real reference points do exist — these are the high-end ranges in Balneário Camboriú in 2026, based on real properties in my portfolio (not an internet estimate).

The icons driving the market
- Senna Tower: designed to be one of the tallest residential buildings in the world — 544 meters and 157 floors (most recent disclosure — earlier project versions cited 154 floors). An engineering and prestige landmark, and one of the addresses I work with directly;
- Praia Brava beachfront: minutes from BC, it has become one of the most desired high-end spots — I handle beachfront units such as the Scenarium Brava Norte;
- Branded towers: the region gathers developments with international signatures that sustain a brand premium.
Why two apartments in the SAME building cost so differently
In luxury, the price varies sharply within the same building: floor (each height band carries a premium), sun orientation and view, floor area and suites, and the layout (standard, garden or penthouse). So be wary of anyone quoting you "the price per m² of BC" — in the high-end, it is the whole package that sets the price.
