The scarcity is real — and it is what holds the price
BC has the largest concentration of luxury high-rises on the country's southern coast, with some of the tallest residential buildings in Brazil. And the first row of beach is, by definition, finite: no more beachfront is being made. That structural scarcity — plus a qualified buyer pool that keeps growing (Brazilian investors, high-income families, Argentines, Americans and Europeans) — is the engine of long-term appreciation.
What truly adds value (and what is just ad talk)
- Sun orientation and view: north-facing units with a permanent sea view (no risk of a building rising in front) command a premium — and protect resale;
- Floor and exclusivity: high floors, few units per floor and penthouses have far superior liquidity;
- Signature and developer: signature architecture + a builder with a track record hold the price in any cycle;
- Construction stage: buying off-plan in a well-priced launch tends to capture most of the curve.
The risks nobody tells you about
Honesty: beachfront is not an automatic guarantee of profit. The mistakes I see most: overpaying on a low floor with a compromised view, buying into a build from a builder with no track record, and ignoring the HOA fees (significant at the high end). A good investment has a well-negotiated entry and a clear thesis — living, rental income or resale. Each thesis calls for a different property.
The 2026 outlook
The migration of high-income buyers to the Santa Catarina coast remains strong and the foreign buyer keeps gaining ground. The word of the year is selectivity: the good deal is in the right property, in the right position, with the right entry — not in "any beachfront".
