I have followed Viva Park from the very start — and the current moment is worth recording. Vokkan has just delivered the neighborhood's second phase, the founding partner disclosed new figures in an official video tour, and the new block is already born with three simultaneous launches. Below, the summary of what matters for those who live there, want to, or invest in the region.
The numbers of the moment
- 130,000 visitors per month at the first park (70,000 m² open to the public) — about 8,000 people per weekend;
- Over 4,000 units under simultaneous construction — one of the largest construction sites in Brazil today;
- An average of R$ 110 million in sales per month and around R$ 2 billion in launches per year;
- 600 residential lots from the first three phases: all sold; over 100 houses already built in ~30 months;
- Phase 3 with earthworks underway and delivery estimated at ~30 months.
The appreciation so far
The single-family lots have accumulated +250.9% appreciation since October 2020, according to developer data published in the market press (Exame, ND+, Visor Notícias). On the buildings, the last published milestone was +119.7% (July 2024) — and my market update, over the region's price lists, points to a 2020→2026 cumulative running around ~240%.
Transparency as always: past appreciation does not guarantee future results — and each product has its own curve.
The neighborhood that already works
The difference between promise and reality is what is open: a full Colégio Bom Jesus (14,000 m², a 20-year contract) already asking to expand, an official PSG soccer school, the Wave gym, Arena Move (tennis, beach tennis and padel), KNN languages, restaurants, an ice-cream shop, a barber — over 30 operations running, with Track & Field arriving and health and university hubs on the radar.
The hot news: 3 launches on the new block
With phase 2 delivered (including the new Viva Equilíbrio park), the block rising to face the lake opened with three launches from three different developers:
- Vision (N1) — the neighborhood's largest home office: 3 towers and 7,000 m² of amenities;
- Torre RDO — the neighborhood debut of one of Florianópolis's largest developers;
- Torre Conrado — a complementary residential building on the same block.
The neighborhood's standard holds: Vokkan does not sell the vertical lots — it develops with invited developers, product by product, precisely so the launches do not compete with each other. It is supply controlled by design.
My reading as a broker in the region
Viva Park has become what I call the fourth market of the northern coast: it does not compete with Balneário Camboriú, Itapema or downtown Porto Belo — it has its own audience and pricing. For a family, it is today the only address in the region where a child walks to school in an open neighborhood monitored 24/7. For an investor, the phased mechanic (each new stage launching higher) keeps rewarding those who buy on the opening price list.
