It is the most talked-about development in Brazil — and it sits on our shoreline. The Senna Tower was designed to be the tallest residential building in the world, and I work directly with units in it. This is the guide to what is known so far, from public sources and with no broker hype.

- Height: 544 meters and 157 floors, per the most recent disclosures (CNN Brasil, Exame) — designed to be the tallest residential building on the planet;
- Units: 288, spanning apartments, sky mansions and penthouses — floor areas from 300 to 903 m²;
- Amenities: 6 private floors, totaling over 6,000 m²;
- Disclosed investment: in the region of R$ 3 billion;
- Engineering: a TMD (Tuned Mass Damper) system — the stabilizing "pendulum" used in Asian supertalls to counter wind sway.
Who is behind it
The developer is FG Empreendimentos — behind much of BC's luxury skyline — in partnership with the Senna brand, licensing Ayrton's legacy, alongside partner groups disclosed by the project. It is the branded residence thesis taken to its maximum: record engineering + the country's most beloved sporting brand.
Timeline and stage
Honesty first: public sources diverge on completion — some disclosures cite 2029 and others estimate as far as 2033. What is certain: construction has started and sales are underway. Supertall timelines are a marathon, not a sprint — those who buy in do so for the icon thesis, not for speed.
The investment thesis (my reading)
- Absolute scarcity: there is only one "tallest residential building in the world" — and it will have 288 units;
- Beacon effect: icons reprice the entire city around them — anyone holding BC assets rides along;
- Global liquidity: the Senna brand speaks to buyers worldwide, not only in Brazil;
- Risks to weigh: long timeline, high ticket and international-grade HOA fees — a product for structured wealth, not tight leverage.
