It is the fastest-growing category in global ultra-luxury: branded residences — homes signed by a global brand (hospitality, fashion, automotive, sporting icons). And the most ambitious example of this trend sits on our shoreline: the Senna Tower. Here is how it works and why sophisticated investors pay the premium.
What a branded residence is
It is a residential project that licenses a prestige brand and builds its standard into the product: design, services, management and — most valuable of all — the community the brand attracts. The resident does not just buy floor area: they buy belonging to a world (Porsche, Armani, Ritz-Carlton… and, in our case, the legacy of Ayrton Senna).
Why they appreciate above the market
- Absolute scarcity: each brand licenses very few projects — there is no "another one just like it around the corner";
- Documented brand premium: international industry reports consistently show branded residences selling at a premium over equivalent unbranded products;
- Global liquidity: the brand speaks to buyers worldwide — the resale funnel is not limited to the local market;
- Service standard: hotel-grade management, concierge and amenities that a regular product cannot sustain.
The Senna Tower case
In Balneário Camboriú, the Senna Tower — designed to be one of the tallest residential buildings in the world, with 154 floors and around 550 meters — carries the brand of one of the greatest icons in world sport. It is record engineering + global branding at the same address, and one of the projects I work with directly. For an investor, it is the branded-residence thesis taken to its maximum Brazilian power.
What to check before buying
- The brand contract: a long-term license and real involvement of the brand are worth more than a logo on the facade;
- The executing developer: the brand signs, but the developer builds — track record matters;
- HOA cost: the service standard carries a monthly price — put it into the thesis math;
- The right unit inside the icon: even in a branded building, floor, view and layout still drive the resale premium.
