The price ranges today
In the luxury segment of the BC shore, in practice you find:
- Entry luxury: from ~R$ 5 million in premium towers with a good location.
- Established premium: between R$ 10 and R$ 20 million in signature buildings, high floors and large size.
- Ultra-luxury and icons: from R$ 20 to over R$ 35 million in penthouses and the most desired buildings in the city.
These figures are from real properties in my portfolio — not internet estimates.
The icon buildings and the Praia Brava beachfront
Some projects have become symbols of the region and work as a market reference:
- Senna Tower: designed to be one of the tallest residential buildings in the world, with 154 floors and around 550 meters — a landmark of engineering and prestige, and one of the addresses I work with directly.
- Praia Brava beachfront: a few minutes from BC, Praia Brava has become one of the most desired luxury spots. I have beachfront units such as Scenarium Brava Norte — a preserved beach, exclusivity and strong appreciation.
- Towers with luxury branding: the region gathers projects signed by global brands (automotive and fashion), which sustains resale value.
Why two apartments in the same building cost so differently
In the luxury segment, price varies a lot within the same building. The factors that weigh most: floor (each height tier has a premium), sun and view position, size and number of suites, and whether it is a standard unit, garden or penthouse. So be wary of anyone giving you a single "price per square meter" for the city — in luxury, what defines value is the whole package.
