Why BC beachfront is so coveted
Balneário Camboriú has the largest concentration of luxury high-rises on Brazil's southern coast. The beachfront strip is, by definition, finite: no more first-row-to-the-beach is ever created. That structural scarcity is what sustains appreciation over time — unlike areas where there is always room for one more launch.
The city became a national reference for vertical architecture, home to some of the tallest residential buildings in the country. That attracts a qualified buyer pool — Brazilian investors, high-income families and, increasingly, foreigners (Argentines, Americans and Europeans).
What actually drives the value of a beachfront apartment
Not every beachfront unit is equal. In practice, what weighs most on resale value and liquidity is:
- Sun position and view: north-facing units with a permanent sea view (no risk of a building blocking it) command a premium.
- Floor and exclusivity: high floors, few units per floor and penthouses have far superior liquidity.
- Signature and developer: projects with signature architecture and a solid developer hold their price better.
- Construction stage: buying off-plan at a well-priced launch usually captures most of the appreciation.
The risks nobody mentions
To be honest: beachfront is no automatic guarantee of profit. The most common mistakes I see are overpaying for a low floor with a compromised view, entering a project from a developer with no track record, and ignoring condo fees (which are significant in the luxury segment). A good investment is one with a well-negotiated entry price and a clear thesis — living, rental income or capital gain on resale. Each one calls for a different property.
The outlook for 2026
The trend I follow closely is the continued migration of high-income buyers to the coast of Santa Catarina and the strengthening of the foreign buyer. That keeps demand for premium product hot. For investors, the game in 2026 is selectivity: the good deal is in the right property, the right position, with the right entry price — not in buying anything just because it is beachfront.
